Typically the property manager is the contact for the tenant and that's where it stops. You represent the owner & therefore they get to talk to you only, not the actual owner. 

Long shot but sometimes a church is zoned MF or SFR. I just renovated a church on a MF lot, split it into a duplex & adding 2 more units on the back. All with a SFR loan because it's 1-4 units. Maybe this helps?
