My opinion is to line up buyers first. Ask them what they're looking for and then look for specific properties for them. This helps narrow down your search and saves a lot of time and energy. And if you come across something none if them is looking for, chances are you can find a buyer quickly if it's a good deal. Feel free to add me to your buyers list. My email is [email protected].

Hi Kyle. What I've found helpful is to narrow down my comps to 5, choosing the ones that best match the square footage, bedrooms and baths of the house I'm considering buying. It helps too to get the year built as close as possible and any other features that stand out. I try to find ones that have sold within the last 6 months and within a 1/2 mile of the property I'm considering. From there I just choose the middle one (the median) to determine my ARV, factoring in anything that might raise or lower the estimate (pool, spa, ensuite, etc.). I'd be happy to give you my 2 cents if you're interested or perhaps there's someone else whose opinion you trust. Hope this helps.
