The market always tell you what the right price is. If you're priced lower than similar comps, you can likely expect to see multiple offers driving the price to the market equivalent. But no offers would likely mean you're not even overpriced.

I am becoming more and more interested in approaching off-market, small multi-family properties and negotiating seller financing when I find one that would consider selling. I'm intrigued and inspired by BP episode 344 with Gabriel Hamel, along with the dozens of other guests who have successfully used seller financing in their investing journey.

Do any of you have some experience with this? If so, are there any tips you would recommend in regards to:

- Finding a deal in which SF was possible

- The transaction process (did you use an attorney? an agent?)

- Negotiating the financing with the sellers (how did you make it an attractive option for them?)

- Any other tips or items to be aware of
