He actually just started about a month ago (he graduated in June), and he should have his license next week. I'm sure he'd love to chat with you though. He is loving the company he works for. I have been pestering him to join Bigger Pockets, but he hasn't just yet.
Full disclosure: I have never done a fix and flip, I just joined BP last week and can't figure out how to change my profile. I should probably work on that. Ha!

Check your Bigger Pockets inbox. I'll send you a spreadsheet tool designed by @Joe Massey , he's a loan officer here in Denver. It's a solid resource.
I will check my inbox right now. Thank you!

How did you come to own your rental? Were you looking for a strict rental investment or did you live in it at one point and move out?
Hi Billie! I kind of stumbled into investing. I bought my first house in San Diego when I was 22. It was 2008, and when I decided to move back to Denver 2 years later, it wasn't a good time to sell. I rented it out at a small loss for 2 years, and when the market picked back up, I sold it. I had already bought my primary residence in Denver, so I used the money toward my rental here...which is much more lucrative!
What about you? How many properties do you have?

@Chris Lopez I suppose I got lucky this time. Usually my googling is highly unproductive!
I didn't realize I could set up keyword alerts - I need to do that. I have a lot of questions, and I suspect most of them have been answered on here many times over.
I will DEFINITELY have to listen to that podcast! It's awesome that there is so much information out there specifically about the Denver market.
Since I don't know the lingo, I'm going to guess on the type of numbers you want to hear, so...I bought it for $295,000. It's a 4 bed/3 bath, my payments are $1500, and I rent it for $2750/month. I have done really well renting it to Regis grad students, surprisingly.

Hi everyone! I got sucked into a black hole of Googling on Tuesday, and found this forum. I started reading and reading, and before I knew it, I had listened to the first 3 podcasts, ordered some books, signed up for real estate school, and now I am introducing myself. That escalated quickly.
I live in Denver, Colorado and I own one rental property, as well as my primary residence. My goal was to own 3 houses by 30, but I'm 31 and only own 2, so I am a little bit behind the curve. I have a great job selling diamonds and jewelry, so I don't plan to ditch that in favor of full time real estate investing, but I would definitely like to do more real estate on the side than I have been doing.
I bought my rental in the summer of 2014, and it has given me a steady stream of revenue ever since. Since I bought my homes, real estate prices in my area have gone up dramatically, so I need to figure out what the heck I'm doing if I want to buy more property. At this point, I am hoping to use this forum as a tool to gain the knowledge I need. I have absolutely no idea what I'm doing, and I generally take a pragmatic approach to everything I do, but I realized that my cautiousness was keeping me from taking my next step.
So here I am. I look forward to learning from you all, and I hope to meet some local investors.
P.S. Sorry I didn't put my location in the subject. I tried to edit it, but it doesn't to seem to want to let me. :(
