I am looking for recommendations for a realtor in the San Marcos, Tx (and surrounding areas) market. I need someone who has worked with investors before and can help this newbie along the way in the hunt for a great deal on a SFH or duplex. ;-)

Great info everyone! Thanks for taking the time to respond. I think we are going to lean more towards a SFH for our first go-round. There are a bazillion apartment buildings in the area and I definitely don't want to compete with that (at least not while I am still getting my feet wet). Also, the idea of condo fees eating into my net income doesn't appeal to me either.

We are thinking about purchasing a home in a college town (San Marcos, Tx) to be rented to college students. What are the pros and cons for renting out a condo vs. a single family home in this kind of market?

Hi there, 

My husband, Andrew, and I live in in Cypress, Texas. We both work full time in the IT industry; he is a VP of Operations for a small managed services firm and I work as a Business Analyst in the Business Intelligence industry for a small virtual company out of New York. We have a 20 year old daughter who is a college student attending Texas State University and a 7 year old son who is a 2nd grader in Cy-Fair ISD. We are interested in learning about Real Estate Investing as a possible way to alleviate the cost of room & board for our daughter in the short term but also to learn about how to take advantage of this type of investment for long-term wealth-building.

Our short term goal is to buy and hold rental property; single family or small multi-family duplex in San Marcos, TX. At some point, we would also like to purchase land in the same area to hold as an investment for our future. Long term, we are considering dabbling in more buy & hold properties or even trying our hand in flipping houses.

We are just in the learning phase at this point but within the next few months, we are seriously considering looking for our first property to buy and rent out.
