@Alejandro Ordonez We have in our lease after the first seven days, it's the tenants responsibility. I know some owners want to take care of those things and have us (I do property management) provide pest services. They don't have to according to our lease, but they choose to. A mouse problem is something I would want to be sure it's tackled right away. I may take care of that myself to be sure it's taken care of. I may also visit the property and make sure the mouse problem isn't something being caused by how the tenants are living.

@Candace Bass You may also want to see if you can find a PM company that services Chattanooga but maybe not certain suburbs or areas of Chattanooga that you would be willing to serve. Go to them and see about teaming up where you open up your own "office" and service those areas where they may have been turning down properties in the past. They would now be able to send them to you and you obviously would pay a percentage of some sort to them. You still are able to manage properties in the areas they serve as well though. You'll just want to be sure you agree with how they do business as you will more than likely adopt a lot of their policies and procedures.

@Matthew Cervoni Welcome to Nashville! I think the house hacking idea is a good one. I wish I would have done that when I first got out of school. I also like to hear you're looking around the Antioch area. I'm from Nashville. I grew up close to the Antioch area. You'll find a lot of native Nashvillians who don't want anything to do with Antioch because of how it was many years ago. Short, general history lesson. Antioch was a great place for many years until Cool Springs and Opryland took all the business away. Antioch then turned into a place you didn't want to be. The mall struggled, crime was high. Was sad to see. Now with the mall space being used by the Preds, a library and Nashville State it's really cleaned up. I also believe the Freeland guy, of Freeland Chevrolet, bought that space. I expect him to do some good things with it. He's been in Antioch for longer than I've been alive. Lots of businesses have invested in Antioch or are soon to be (LKQ, CHS, Asurion, Tanger Outlets coming soon, etc.).

I also manage quite a few rentals in Antioch. Hopefully Antioch keeps trending up.

@Peter Shafik Any new beginners I definitely recommend Brandon Turner's book as well as "What Every Real Estate Investor Needs To Know About Cash Flow." I'm sure you hear them talk about it on the podcast some but those two are great starting points. I read Brandon's book after I was already investing and wish I would have read it sooner. @Tim Wilson I like Smartmove.com and used them for a long time. Great place to do tenant screening. I just recently started using Cozy only because I use them to collect rents and already had my tenants creating Cozy accounts anyways. 

I would make sure to get a state specific lease. I used multiple different leases over the years. I finally got to the point where I wanted the peace of mind knowing I was using a state specific one especially since every state is so different. I went to LawDepot.com and grabbed one off their website. They do state specific leases.

@bob okenwa  There is a property management company that is saying if I am licensed and work for the company, I would have to put my personal properties under the management company due to something with holding the security deposits.
