I'm an investor in Columbia, SC. I'm looking into turning one of my properties into a Section 8 rental. I know in MD, you can't lease to family under section8. My question is whether or not there is any restrictions against leasing to a family member under section 8 in SC? If there is a restriction, is there a way around it? Such as having the property under my LLC so my name doesn't show as owner, etc. Any info would be greatly appreciated.

Hello, I'm currently looking for properties to BRRRR in the Richland County area. I'm looking for lending that has physical boots on the ground in the Columbia area. I have rental property in Columbia, but it was turnkey, so this will be my first rehab. I live out of state and I would like to add to my team of agents, pm, and a lender that knows the area well. Any suggestions will be greatly appreciated, thanks.

I have a condo which I purchased in my name. I want to put the deed into my LLC, but I want to protect myself from the loan possibly being called due by the lender.I heard on the podcast that there is insurance available that if a loan was called due that they would pay it off for you and you would pay the insurance company back with the same terms as the initial loan.

I am very interested to find out more about insurance that is supposed to protect you in the event of a “due on sale” clause. Pace Morby spoke on this in episode 527 of the podcast. Does anyone know more about this or can get me in touch with an insurance provider that can assist with this issue?
