I was looking at just shy of an acre for 300k for a 12 plex.  It is raw land and would require adding sideways and a small road but I believe that each unit could be very nice 3 bedroom units + garage with an average rent of 1450.  I am wondering if one can still come out ahead with commercial financing?

Is it possible to make money building new.  Is there a certain number of units that work?  How do you project financials for new building?
