I would stay in your home for at least 2 years to avoid capital gains tax.

When you move into your new home I would try to only put 5 to 10% down and use the rest for other Investments that will make more money.

Stay away from conversions.

Hard to get a loan and harder to find a good buyer.

They say for every $1 you increase rents over a year you increase the value by $10. That's huge.

Lots of cash buyers out there just wanting a safe place for their money.

And I wish I had continue paying myself market rent to save money. But oh well.

We thought about getting a HELOC to buy more but I didn't like the idea of having to pay interest on my own Equity plus only getting 70 or 80% of the Equity itself.

What's the 2 years were up did some work and raise rents we posted it for a really high number and it's sold within one day.

No problem.

We had to pay a little bit at first but ended up getting new tenants at Market rent so we were cash flowing about a hundred bucks which was great.

Make sure you stay there for 2 years to avoid capital gains taxes.
