San Antonio is a great market for investors right now.  There are numerous meetups that take place each and every month here in our area.

And numerous small meetup groups that get together at different locations to discuss real estate.

It seems that you already have a good strategy set in place for yourself which is great.  I highly recommend that you follow @Paul Timmins advice for the different items to check out, BP is a wealth of knowledge that will prepare you for everything.

I would recommend doing a search for other posts, numerous people have asked very similar questions with a lot of really good answers/responses. BP has even written a book on the subject specifically that you might think about picking up. Take a look at this link:

That is awesome! I think it is always great to be able to see that transformation so people know how much you did to the property. Great work and great designs! Keep up the good work.

Definitely see if you can get a hold of the owner of the rental property to make sure they know how their tenants are treating the property. Another idea is if the house next to the one that you are looking to invest in is vacant, maybe you can attempt to find the owner's information to see if they might want to sell. You could possibly wholesale that deal to another investor.

Just some thoughts to put into your head. Good luck either way though!

Great looking property. I would agree with Lyall, I would really like to see the before pictures or video included in the video. Seeing the transformations is really what gets people excited.

We use Texas Title almost on a daily basis utilizing the double close process. I hope that helps!
