Kelsen, I use google voice as well and I'm not quite sure how you set it up where it says real estate because I just have numbers show on my phone and whenever I miss a call I am notified through my gmail account that I missed a call in an email. Also, you log in on your computer or through the google voice and see all the numbers that called. If I were you I would erase the real estate caller ID and answer your phone as normal. When you pick up and it is a google account call there is a recording that ask if you would to accept it. If you do not, it will allow you to transfer the call to your voicemail. Learn google voice and it's benefits. Do not start spending money on another phone service if you are just starting, put that into marketing. Hope that helps!!
Will F. The article you posted about people moving from LA to OC. How do you think impacts OC? Do you think areas in North OC become more desired and areas like Santa Ana experience the same growth we are talking about in LA in this thread. Of course anyone else can chime in. Thanks!!

Do you guys have any open ended questions, tricks, etc. that help you build rapport on the phone when a seller calls? Sometimes I hang up the phone and feel the call was too short and to the point.

You can post Craigslist ads in the areas that you're investing in. Set up a free questionnaire through survey monkey or a similar site for free to collect the information you need and build the list. With this though you need to be aware that you are not building the relationships needed to make it an easy process when you have a property under contract and it can be a more lengthy, frustrating process but I have been able to send a mass email off of the investors who took my questionnaire and gotten deals done through doing this. The questionnaire with the right questions can help you also target the right investors for the right deal.

There are many different strategies as listed above but 3 things I would take into consideration before picking any to do. 1. What is your marketing budget? 2. What is the real estate market like in your area? Is it a sellers market or buyers market? 3. How much free time do you have everyday to dedicate yourself to success? From there you can decide what is best for you. Given those 3 questions above I decided direct marketing was the best strategy for me due to my schedule (family, 9-5, etc), the market I am in in SoCal is a seller friendly market and having the ability to have extra money weekly for marketing expenses.

Hey guys, An update and I need some insight. The owner said the note is held by a private lender who is willing to negotiate a fair offer if it is a quick cash transaction. What is my ideal play here? Thanks in advance

Jim Sokoloff is correct the balances stated above were delinquent taxes and HOA fees. The HOA is threatening foreclosure according to her next month so she is starting to panic. I knew right off the bat that this was not going to be a deal for a flip but my lack of knowledge of buy and holds is where I'm still learning. Even if we were to agree to pay her balances on the taxes and HOA fees and take over mortgage payments, without equity there is no room for profit for anyone. @Chris Kennedy if she has let's say 2 weeks to pay this balance before the foreclosure process starts, would that interfere with the sale of the property at all? Thanks!!

Its in really good shape according to her and the landlord has made upgrades on the floors and deck for the property.

There is 1 comp from 8/4 for $80k and that property looks similar to what she described as hers to be. I just received the lead today and have not seen the property yet to confirm it.
