Hi Mike, I send you an analysis on BP. 

I assumed a Cash buy since you don't have detail on Financing terms yet. 

It came out to be 8.94% ROI assuming a Cash Buy.

There is also no amount for water or common area electricity listed so if there's any that may lower the ROI a bit.

Also the cash on cash return will be a lot more if financed.

Hi, 

I'm an aspiring REI. Together with my wife, we are currently house hacking our first home in Brooklyn, NY but it will be some time before we get going on a true Investment Property.

I work as a Real Estate Analyst for a Non-Profit company in NY so I have a few tricks when analyzing and reporting RE data. I also just got my salesperson License a few days ago as I plan on using it part-time. 

I have been gliding around BP for some months now, picking up bits of valuable information here and there. Now I want to give something back to the community. 

I will help analyse your RE deals via comps research. I'm particularly good at rental property in oppose to flipping but i'll try my had at anything. If anyone have anything they are working on but aren't sure, I would like to help analyze it and even share some of the tools and methods I use.
