There are a lot of factors that go into it. You have to ask more questions to understand the scope of work in each quote. Be more clear on your goals and expectations. If you say “this is for my tenant I want it done as cheap as possible”. You will weed out the contractors who are not looking for that type of work right off the bat.

FYI for anyone that sees this comment

The new regulations on HVAC equipment moving forward is going to add a lot of money to the cost of your jobs. All remaining pre 2023 inventory will still be allowed for installation until they are all gone. I’ve been told there is a 8% inflation increase on pre 2023 equipment this January from my supplier.

I had the fortune to fall in to contact with a hardworking one guy company. I’ve probably bought 10-15 systems from him. The last one was maybe 6 months ago in June when “nobody could get systems” in Vegas. A 3 ton system I paid the wholesaler directly with a credit card $16xx and then I wrote home a check when he was done for $2,500-$2600 for labor, freon etc. It was barely over $4k installed the next day. 

What I find to usually be the biggest difference is the company that’s willing to vacuum out the system and only replace the compressor/condenser half and install r410a freon. I ASSUME this will work with the all new freon next year r454b. If not, I’d get it replaced this way soon. If so, I’d wait until next year when you get the new stuff. 


 I have a very similar sentiment.. To think there's folks who are charging $20k for a 1200 sqft house is concerning. I even got another for $30k today.. How do they stay in business!

Good morning friends!

I have a home where I am replacing the HVAC system and quotes are all over the place! I've received quotes as high as $26k and as low as $12k and it's really hard to gauge which is most accurate. In reading J Scott's Book on Estimating Rehab Costs, even the upper end of a new system is listed around $8k. Between that and the fact that the house is only 1,200 sqft, I'm skeptical of even the $12k bid. Greensboro isn't even an expensive market either! 

Is there a different approach I should be taking for gathering bids for HVAC? Are these inflated prices the new norm after this extreme inflationary period? Curious to see if I am doing something wrong or if I should rearrange expectations for HVAC.

thanks matthew! fortunately, we are only paying for work completed so none. should be able to get out of this without any more damage!

That was the time to fire him. No arguments over how much he was owed or anything else.  Easy for both of you to walk away at that point and only thing that was lost was 2 weeks.

If a contractor doesn't do the right thing at the beginning of the relationship, it's only going to get worse from there.

That's a very good point! I can sometimes be a little too understanding with delays.. Will have to be mindful of this moving forward!

 Thanks, Steven! We did get references but it seemed as though it was predominantly bathroom/kitchen type work. I did consider taking over and it feels as though I may have to pull the trigger on that.. 

I do LOVE that book and have referenced it for every project. Alas, I still stumbled into my current situation but fortunately, we've only paid for work completed.

Hello friends! Bit of a long read but I REALLY want to hear everyone's opinion on this and help manage expectations here. I worry I may be a bit harsh on this but I don't want to continue being so lenient either..
TL;DR: New general contractor has me setting up subcontractors, does not stay in budget, does not communicate issues, pushes dates. What should I do?

And now for the TL...  We recently hired a GC for a rehab and they were lacking in some experience but overall had a few remodels under their belt so we ended up considering someone new for one of our projects. Originally, this was a 6 week rehab (realistically a 4 week project but I was nice and gave an extra 2) slated to finish by end of August. As an owner, I don't helicopter nor do I want to be hands on because everyone hates a micromanager so I let him drive the project. Well, 2 weeks in and he didn't schedule anyone to start working.. I was concerned but I was told the schedule was compressed and there truly was more than enough time in the project to finish everything. By September, none of the work was done but the GC claimed it was due to unforeseen issues once we did some demo and opened up walls. Again, I understand this happens, but I wasn't notified of it until I followed up again. We wrote up a change order and modified the SOW and what was a 6 week project, now became an 8 week project that wasn't starting until beginning of October and ending at the end of November. I've been making frequent check ins for updates and somehow, any issues they have with getting subs has been pushed to me. I'm making the calls, I'm gathering bids, I'm setting up schedules. I check in again this week and I am told there is "no way" we make the new planned end date.

I'm at a loss here.. Have you had a similar experience? What did you do to get the project over with? With loss of rent, home values dropping, and our current financing, we are losing thousands by pushing out these dates. We do have verbiage in the contract stating they'll be billed for each day beyond the contract end date so I feel we're forced to enforce it at this point.. Am I being reasonable for being so ticked off that I have to manage this GC?
