At this point the only way to move forward is to put my knowledge into action. While escaping the rat race sounds nice, my main point of focus currently is getting the formula perfected for investor returns & building a portfolio of succesful projects under my belt and creating that credible track record. I want to have a strong team with the same mindset of creating a strong pipeline for continous expansion.
My plan of action:
Multi Family - 12+ units; buy and hold
70/30 split to investors
BRRRR
Value Add - Physical ( Reno, Amenities, etc.) and/or Operations ( Managers, Staff, paybacks etc. )
Reach Market Standards
Stabilizing within 2-5 years for refinancing given market condition to return raised capital
Cash Out Refinance, given that is what the invested partners are interested in
Monthly profit returns after expenses
Overall what I am looking for is Sponsors to help with signing & securing loans, also Limited & General partners. I am currently a caregiver for my great grandmother so time is something I have lots of and will continue to have for finding deals and negotiating.
