Hi there everyone, my name is Keenen Donatelli. For the last 2 years I've been a relentless podcast/youtube student trying to find my niche & learn the ins & outs of REI. At this point the only way to move forward is to put my knowledge into action. Right now my priority has been to find the cities that I want to invest in & start building the teams to complete a similar objective in those cities. ( Salt Lake City & Phoenix )

While escaping the rat race sounds nice, my main point of focus currently is getting the formula perfected for investor returns & building a portfolio of succesful projects under my belt and creating that credible track record. I want to have a strong team with the same mindset of creating a strong pipeline for continous expansion.

My plan of action:

Multi Family - 12+ units; buy and hold

70/30 split to investors

BRRRR

Value Add - Physical ( Reno, Amenities, etc.) and/or Operations ( Managers, Staff, paybacks etc. )

Reach Market Standards

Stabilizing within 2-5 years for refinancing given market condition to return raised capital

Cash Out Refinance, given that is what the invested partners are interested in

Monthly profit returns after expenses

Overall what I am looking for is Sponsors to help with signing & securing loans, also Limited & General partners. I am currently a caregiver for my great grandmother so time is something I have lots of and will continue to have for finding deals and negotiating.

One suggestion would be for you to attend MF Investing Conferences of which are plentiful. In that way, you can meet face to face with other investors and potential partners. I’m 100% for mentoring and again there are dozens of programs to choose from. Or you can partner with active syndicators and learn in that way. I am always open to helping folks get into the space by partnering with them in actual deals.

It sounds like you have done a lot of studying and are ready for the next step congrats.  I have worked with many mentors in the space and researched several others.   I have also done some coaching myself.  

Before you select any mentor you need to make sure that they align with your goals and have the ability to guide you to where you want to go, in other words do they know the road you want to travel.

     Hi there, my name is Keenen, I am a new investor who is interested in multi family & apartment building investments. Ideally raising capital with partners and private money. Finding and syndicating deals is what i’ve been most interested in during my research. 

     I’ve listened to every podcast and searched up every blog for the last 2 years but am finally working on underwriting process and learning the details of determining a deal of being plausible. I am searching for a mentor to help me be on the correct path and keep me motivated / accountable. I’m located in the Bay Area but interested in out of state investing ( mainly because of prices ).

     I’m extremely motivated and excited to actually take this step forward in this career path and appreciate your time & consideration.
