Hey Anderson, nice to meet you! You're certainly correct, this market it pretty awesome, which brings in a lot of competition. I flip here, locally, currently and out of state. The home would be about 6 weeks for my team customarily but the outside is large so 2 extra weeks to be safe. Id definitely allot yourself an extra couple weeks though for your calculations. The house is 3/1, and about 1200 sqft in the living space though, so pretty quick interior wise. 

I plan to get it myself if someone doesn't want it. Yes I do indeed have other buyers that fund deals with me (is that what you meant as connections?), but I have money in multiple deals at the moment and want to just make my chunk and get out while my other projects finish and sell. I even have a creative deal signed if I don't flip the contract.

The purchase would be 300 + closing costs. assignment would be 15. I have it contracted at 285. property is 3/1, with a unpermitted toilet in basement. Large basement and attic space, new roof and some of the kitchen is already torn out from the current owner. 

one bedroom does have a closet that will need built. plumbing seems fine, maybe a couple angle stops to change. Zoned commercial and residential.  working furnace and large fireplace. I plan to do a mini split if I buy it myself. Basically a small full gut with part of the work done already. House is cleaned out  and ready for work to be done. 

You would be coming onto market at the prime time and its in downtown so hopefully it'd be contracted for the sell within a month, but northern Cali is a slower market sometimes since we're not as densely populated so id say 3 months. I'd anticipate financing wise at least 6 months but would always recommend a 18 month financing term on your loan if your getting one.

 I see this recommendation quite a bit out there. I've never used them but I'd try them out just by how many times I've seen them recommended.

I Used a company called red rock construction on the last deal I did out there. I dealt with a man maned Mario. He was great about responding and keeping records and dealt directly with my financing company for draws. Made for a seamless project. I believe he was one week off on his final date but he was still pretty exact with his timeline.

Right on, I flipped a duplex out there recently. Its a wonderful rental market. Hopefully you can get a bunch more there.

I'm a little thin to do this project myself. Would love to wholesale it to someone. It should be about 60k profit, about a month and half, 2 months conservatively, on rehab. Deal is in northern california and looking to be close before mid jan. report reads 20k fee buts its actually like 13 assignment.

As an investor we always use loans for stuff. Bridge for front end purchase and rehab, or 30 years for buy and hold, or credit cards even for that rental that needs some work but is a weird amount of money to ask for with a rehab budget. Today though, today I locked in a lender that's just someone random lady I know with some money. Just a old friend, of my mother's. You never know who is watching you and who has money like that. I called her today after her expressing some interest in some stuff shes seen me do. She's tells me she's trying to be the bank on the next one and is gonna pay for a property in full for me and not make me have a payment for 2 months while I do some rehab and get renters. I'll eventually refinance out of the loan, hopefully in about 6 months, but just the fact I made it work made me feel proud, and I thought I'd share that with everyone here. I also have been in process of closing a financing partner than will have about 120k in one lcc and 300k in another for me to use as anything I need for working capital. If you have the drive and knowledge, you can make this happen.

My last project I negotiated the seller to hold the note, this one someone is giving me cash basically, and my first deal was a negotiated private note held by an older investor while we did a live in flip. From Conventional lending all the way to some random dude with cash, YOU CAN DO IT!!!! Go out and make those connections to become the real estate investor you need to become.

 I flew out there a few weeks ago and definitely realized there are certain areas that are better than others. I loved it there though. I have a preferred gc list with a property manager from a lender out there but if you happen to have a manager you like id love to know your preference. Definitely would love to bend your ear a bit.
