Ralph Ertz and Clayton Walker are local attorneys I'd recommend. I use Stewart Title and Yukon Title for most deals.

I'll buy just about anything you got as long as it's priced right. I might not want a super high end SFH but I might. I def want everything else from SFH to 24 unit buildings to condos to vacant land.

@Michael Glunk thanks for sharing the reminder of the rules. 

@Nathan Hagge I was also thinking that since you travel so much that maybe you could get an rv or a conversion van, store it on your property and rent it out while you're gone. It would allow you to fully rent out your building after meeting your owner occupied requirement and might give you a little more freedom. Also, if you converted your units to Air BNB or furnished rentals then you can always black them out for when you want to return and live there. Just a thought. It may or may not be right for you. @Wilson Rosario Congratulations on getting a deal under contract and rehabbing it AND looking for more deals! The vast majority of people that I see up here that try to wholesale don't find any deals. The majority of those that do find a deal stop after that. 

I think @Jonathan Greene brought up a lot of good points. Will it be hard? Yes. Will it be worth it? Maybe. Maybe it will pay off directly. Maybe you decide that this strategy in the area you choose isn't the best path for your business. Regardless, you are taking action. You're investing in yourself and your business and I'd be willing to bet that what you learn will pay dividends in the future... just maybe not immediately or directly from this next venture.

@Conner Sparks I can hook you up with a friend up there that has a property up there. I think he hacked a way to make it work. 

I'm not sure how exactly it would work out for you. I would expect that you wouldn't see near the traffic in the summer as the typical tourists places in AK but you might see a little in the winter for the N.Lights viewing. But how big is that market really and how long does it last? Maybe you could do a bigger rental unit and rent it out to traveling HS and college sports teams. Again, I think you're getting very niche and I'd recommend that for investors more intimately familiar with the area. Or you could just have a ton of money and/or do a bunch of research. Lol. 

I'd recommend doing a long term rental and maybe converting it in the future if you find out it's a good idea. 

@Allen S.had some good points as far as the effort required and making sure a long term tenant can cover your expenses. I agree on the effort needed. I am a big fan of looking at things from a Return On Time Invested. That's how you make things scaleable. We only have so much time.
