@Patrick Carleton You could 1031 as a Limited Partner into a large apt syndication with great returns - or you could use the capital to acquire a property as a General Partner with even better returns. Do you want to be active or passive?

@Patrick Flanagan I'll keep this short and sweet - you can do a TON of research and self-education but if you really want to get a deal done, hire a mentor who will coach you and partner with you!  Our first acquisition was 173 units - and we had zero experience - but we have an amazing coach and partner who walks us through every step.  Another tip - don't start small...you'll eventually figure out that large multifamily (100+ units) is the easiest and fastest way to scale and build a portfolio. Going to a Deal Analysis Workshop in a couple of weeks in Dallas (Think Multifamily) and the New Orleans Investment Conference in October, Fire Summit in November (Think Multifamily)... and may add a few more if somehow they end up being in Hawaii :)

@Jordan D'Silva There's so much great advice on this feed! I'll add one more piece of info that we realized early on... why not start big vs small? You'll have much better economies of scale starting with 100+ vs 50... (PM will be MUCH less and you'll have more income to support the same size staff you'd need on a 50 or a 100 unit).  It sounds like you've got some key pieces in place with the financing and manpower - focus on the broker relationships and find a good mentor if you're going to go big.  Our first deal was 173 units and then 236 units after that - couldn't have done it without the broker relationships <-- which we secured through leveraging our partner/mentor's name and track record.  Best of luck - you're in for a wild (but very fulfilling) ride!

@Brian Adams Thank you! It's certainly hard to be patient at times - and as I'm sure you know it takes a lot of underwriting to find the right deal! We're glad we stuck with this one instead of moving on to another deal.
