Post: LLC protection and bank accounts/ credit cards

I recently had a similar discussion with an attorney that is helping me with both my LLC and personal estate planing. She recommended holding 2-4 properties per LLC, but each LLC definitely needed to have it's own account and operate separately. To streamline the process on my end, what she recommended was to create a Property Management LLC. This way I could use one company name and email with all tenants and collect all rent into one location. But, I would then need to payout the rent collected from each property to their separate accounts. I have debated if this hassle is worth it. Either way, that was what I came up with. Of course you should talk to your own attorney, I am defiantly not an expert. Good luck!

I am purchasing a SFR with an existing tenant that has been in the house for 3+ years. They are currently on a month-to-month lease paying a bit under market rent. I am okay with keeping the month-to-month and don't intended to raise rent at this point. However, I would like the option to raise it in a few months after I have addressed some of the repairs that need made.

Is there any reason or need to ask the tenant sign a new month-to-month lease with me at this point?  Or should I just keep the current lease signed by the previous owner in place? 

Thanks for any advice.  Purchasing a property with an existing tenant is new territory for me.

I am looking for some General Contractor recommendations. I have a SFR that will need basic updates and repairs inside, but some more extensive roof work.

The last property I did a rehab on I used my property management company's contractors. I learned a lot from the process but that's no longer an option, and I want to expand my network of contractors.

Any recomendations would be great.  Feel free to PM me if you prefer.

I would like to find an investor friendly buyers agent.   I am looking to rehab and flip property in the Kansas city area.  I am open to the MO or KS side.  Any recommendations on a good agent would be great!  Thank you in advance!

My name is Keegan and I am a teacher in Kansas City, but I am very interested in Real Estate Investing. My family has done some rentals and rehabs in the past.  I would like to rehab a house and flip it very soon.  I would be interested in connecting with other investors, especially flippers in the area.  I am excited to get things started!
