Thanks for the reply @Glenn Banks.  I wouldn't be building another garage.  Would you say that this is too damaged/old to try to repair?  You think Robs rough estimate of $2500-3500 is low for repairs?

Also, have you any ideas about general costs to demo/fix? Of course these would be just rough estimates but ballpark figures would help when I'm calling around and talking to people.

This project would consist of bracing/repairing the structure of the roof, replacing waterdamaged/moldy wood, and then removal/reshingle...big job.

Hi Rob, thanks for the reply. I forgot to mention that insurance is out of the equation, it's a long story...

Should I be looking for roofing contractor? From the looks of it the roof is structurally unsound.

Hey everyone, I have a garage that has been halfway demolished by falling tree limbs.  As you can see from the photos, water damage is starting to take place...It's a really old garage.

The home was originally purchased in 2007 for $41,000 and is located in Springfield, IL. 62703

I have a few options that I could pursue:

  1. Sell the house as-is
  2. Fix the garage, then sell the house
  3. Demolish the garage, then sell the house

I guess what I am asking is: is it worth it to fix this old garage?  I know there are a lot of factors that go into that question so I need help.  My first instinct is to get a roofing contractor and real estate agent to have a look and get their opinion for this home/neighborhood.  

I know this is a big messy question but any input would be really helpful, in case you're wondering I have no experience in real estate.  Thank you!
