Hi Neil! Welcome to bigger pockets! I'm just getting started on this site as well. I've spent a significant amount of time in Boulder having lived in Longmont and Denver up until just last year. I totally get what you mean when you use the word "daunting" when describing the feeling of getting into REAL investing out there. If it wasn't for my girlfriend of 4 years, I'd still be in Denver - but have moved to Santa Fe New Mexico in the mean time so she can pursue her career as a gemologist. Needless to say, the real estate market here is much different. Anyway, good luck on getting started, if you ever wanna reach it and talk shop, I'll be around. I'm also looking to house hack my first home using FHA and 203k loan combined. Cheers
