@Jared Wild I priced it in to the best of my ability when I bought the one's I have now. Bought them all well below ARV to protect my equity, and did my best to purchase in good rent areas that would withstand any bad runs. On the plus side, if we go through a foreclosure mess again homeowners will become tenants again. IMO if you didn't buy with that in mind it may be a rough sea to navigate.

My recommendation, though not specifically about real estate, but the philosophy definitely applies to real estate is "The Compound Effect" by Darren Hardy. Amazing book that shows how the little things we do each day make such a big difference as they accumulate. 

Really looking forward to checking out the rest of these books as well.

We are currently operating in Atlanta, Miami, Charlotte, Charlston, and the Inland Empire. One of my main clients is a hedgefund buying in 22 states and multiple cities in each state.
