Jason, I did this a few months back for the same reason and it is an easy and straight forward process. I used a title company and they handled everything and recorded it. I also happened to be the trustee and full beneficiary at the time so there weren't other players involved.

I use Hudson with no property limit. They will also cover subsidized tenants if needed. Many of the others will exclude this.

Scott P. I went through a few companies similar to what is happening with you which was a little painful coordinating moving properties from one to another.

My advice would be to use a broker and give them your criteria and see who they use. Below are the ones I went through before finding one that works for me.

I went from ASI (had a property count limit) to USLI (doesn't accept subsidized properties) to Hudson Insurance Group. Hudson does the underlying policy as well as the umbrella.

Steve Babiak. I like your thought process on this scenario. I think in general people think the opposite and use the high earner of the group to justify the approval. It makes more sense to do the opposite so you are covered if that person leaves.

Have an application for a tenant where the mother wants to pay the rent for her son and girlfriend and be on the lease with them. She makes enough and credit at 800.

Does anyone see issues with this assuming all three pass screening? i.e. credit, background, etc.

Thanks Andrea M. We wouldn't be using the security deposit. Only the last months rent which is not looked at as a security deposit.

We have a tenant that lost her job but got a new one shortly afterwards. She mentioned the new job is withholding the first paycheck and that she would need to be late a couple weeks to catch up.

She paid deposit, first and last so would there be any issues using her last month for May and then she would be responsible for the rest of the lease and have to pay the last month? If so, would you create a document to that affect and have her sign it indicating last month is being used early?
