Hey @Kedric Naylor, welcome to the BP Forum! Congrats on your deals/closings. Are you focusing your efforts in/around your local market? Are you looking for a certain price range or # of bedrooms? And how much rehab ($ amount or $ of PP) are you comfortable with in your projects?

Sure,

252k to buy. Conventional 25% down.  7k rehab.  Paint, floors, fixtures. rents are about 1800-2k, going to list if for 2k once the rehab is done.  

225k to buy. 25% down. 22k rehab.  Roof, floors, bathrooms and vanities, paint, appliances. same market rent as above.

I'm open to Atlanta opportunities.

I would qualify both as BRRRRs.  I'm looking to gain momentum and scale fairly quickly.

I'm going to try rentredi and quicken to manage the numbers.
