@Dave Foster they are all great advice, however, with the depreciating health condition, my friend doesn't want nor have the luxury to do all that. We already have buyers for the property that are ready to close on the property next week, and I'm trying to see if there's a way she can pay as little as possible on taxes. 

@Natalie Kolodij the children have their own properties...my friend is just looking to cash out and enjoy life in retirement. I have already tried those options. Besides, the subject property needs a lot of work and is not habitable.  

@Dave Foster Too old to do a 1031 exchange. Just looking to liquidate assets and move closer to the family. 

@Brandon Hall I'm actually helping out a friend. The person did not want to do the Charity. I believed they offered low.

Can you please explain how option B "perform a cost seg study on another property..." work? Thanks much!

Lets say I bought a bought my rental property 10+ years ago for $300K and it's now worth $1Mil plus. I have a mortgage of $400k+ and want to sell it for what's it's worth now. How can I save on capital gains taxes and I am over 62 years of age? I understand it puts me in a higher tax bracket at 39% and will be paying 20% on the gains. I don't want to do a 1031 exchange, I don't want to a seller finance...what other creative financing options are there that will allow me to save on taxes.  Please advise.

Thank you both very much for your response. 

@Brett Goldsmith I was thinking about wholesaling or working with the seller to pass it on to a rehabber for a birddog fee or a real estate agent if it's a pretty house. I have a few buyers that are actively investing in foreclosure peoperties (short sales specifically).  I'm just not sure how to approach the seller, what to say and how I can help them and make money at the same time. 

@Jonathan Greene these are leads that are less than 90 days out from auctioning the property. You're absolutely right, I've noticed homeowners listing their property with an agent and selling it fast. That's why I have my agents and investors in place. When do you advise would be a good time to call them?

Hi, I am somewhat new to real estate investing. I get a ton of leads, but I'm having a problem closing with sellers. I currently have over 100 pre-foreclosure leads with 20%-30% LVT in the DC & VA. I'm looking to partner with a seasoned investor to guide me for a 50/50 profit split. Thank you!

We come across tons of distressed FSBO assets and is seeking to add an operations manager to the team to handle incoming and outgoing calls to sellers. Must be a sales assassin on the phone. Commission Only. $30,000-$85,000 Annual earning potential. Your ability to earn is ONLY limited to your ability to sell.

Minimum Skills Needed:

Have sales experience
Skilful negotiator
Extremely friendly/likeable
Can SELL with Integrity and honesty
Able to adapt and learn new things quickly
Are extremely comfortable talking to people on the phone and Skype. Crave it even.
Friendly, Passionate hardworking and motivated to succeed in life. Enthusiasm abound is ideal.
Teachable
Able to handle multiple tasks on time, without micromanagement.

@Derek Smith thank you for your referral. I will definitely reach out to Joe. 

I signed up with Sherman 90-day program today and it starts this Saturday. I thought it was an every day or weekly course, but we meet in Upper Marlboro once a month and then meet with our designated team members once a week. It's an investment and worth the shot. If I'm going to doing something, I like to do it right, learn from the best and have the right team players around me. Like Gary Keller said in his book, "To move forward in life, everyone has to learn from mistakes. The only question is whose: yours or those of the great achievers who lived before you?" :)
