I'm paying my investor (my dad) back 100% plus interest with a bit left over to put towards a new primary in Austin or possibly Round Rock close by.

For anyone interested, I was able to cash out refi using a private mortgage fund through a local broker who I believe is active on BP forums. I'm not sure if I'm allowed to reference them or not.

@Sean Byrd I did not have a seller's disclosure with my fourplex and I haven't had any issues in the past year. I also waived my inspection clause and just accepted the risk after looking through it myself. Put some unexpected repairs into your budget and get as much information from the existing tenants and the home inspector. You can also look up any permits pulled for the property on travis CAD online.

@Robert Tinker they considered that to be the same/similar as refi and won't allow that either. 

@Ryan Kelly have you or any of your clients gone through a similar situation?

My wife and I live in a fourplex in Austin that we renovated. We are looking to pull money back out and leverage it for more properties, but Texas law keeps you from refinancing your personal property if collecting income (as described from a few brokers). I wanted to see if anyone has work arounds, aside from moving out, or other ideas. Thanks!

You can also hire a real estate agent or property manager to bring in renters. You don’t HAVE to wear every single hat. As an engineer and DIYer, it’s hard to let go of some things.

Also, honing your innovation skills with a jackhammer is a good way to lose all your money 😂😂. That’s like saying you’re a doctor because you watched Grays Anatomy

Could you tape down a QR code next to the book and in places the tenant might need it (thermostat, hot tub, kitchen appliances,...) with a link to your online instructions?
