@Rahil Jain curious on what you decided to do here. I’m looking at something similar.

Other stuff I’ve found that hasn’t been mentioned:

Extra capital - So, for example, let’s say you estimate your build-out expenses are $1M and your monthly expenses will be $15K.

You may want to set aside $1.3 — $1.5M for build-out budget, and another $117K — $270K (6 x $15K + 30% margin up to 12 x $15K + 50% margin) for the operating budget.

-extra time managing even though that’s handled. It’s nice you will be on sight.

Good evening, 

I am looking for private financing for a container project in the Lake Tahoe area. I am looking for financing for both the purchase of the lot and construction. I have drawn plans in place and am speaking to the seller currently. The size of the lot is just over 6000sqft and est. sqft of the SFH is 1400sqft. I have estimated the total cost of the project at $410,000 for me.

ARV: $615,000

Construction: 210,000 @ $150sqft 

Purchase price: 185,000

Misc: $15,000 (utilities, dumpsters, loan fees, etc)

Closing cost: $3,000

$18,500 interest paid to lender @ 10% interest rate

Total expenses: $431,500

The time of the project is projected to be 6 months. I will wrap all expenses, then refinance the property into a 30yr conventional loan at 70% LTV.

Asking Loan amount: $410,000

@rick baggenstoss thanks for your value, especially with the toilets. Nobody wants that ha. I do think that it varies depending on the property just like anything. I'm looking long term too, if city legislation changes in the future, I would probably want them sub-metered so I don't have to put up utility costs. But at the same time, what you're saying makes complete sense and is definitely the cheaper option.

Thank you, those help a lot. It seems the simplest solution is self-sustained units rather than running utilities from the main house. Especially if you're doing 'short term' Airbnb type strategy.

Hey everyone, I’m looking to see if anyone has experience converting a large detached garage to an ADU Dwelling (in-law suite, granny suite, etc.) Has this strategy worked for an additional rental unit or forced appriecatIon to justIfy the costs? Most estImates onlIne for pre-exIstIng structures are around 15k-40k for an entire remodel. Additionally, city zoning allows for one additional unit of an existing structure, so long as it doesn’t contain a stove or oven and matches the SFH it shares the parcel with. Are they any permitting laws that am I missing with this type of rehab? Thanks for any help!
