@Patrick Fraire I agree with what some of the others have said. You should try and reduce their asking price down to 330 because keeping the friend their for another year seems pretty important to them. I'm sure they know it's a bit of an odd request therefore they might be willing to negotiate a little more.

The population in the town where I currently live is a little above 8 thousand. Its a very touristy town because of the sky resorts, mountain biking, fishing, hiking and a lot of other amazing activities. Its a wonderful place to live but because of its size it makes investing in real estate difficult. Anybody have advice about small town investing? Should I stick to investing in a community that Im familiar with that has limited options or look to invest elsewhere where I have more inventory to choose from?

Props for taking the time to recognize what things you need to change and for having the courage to admit it here on the bigger pockets forums. Looks like you have recieved a ton of great advice. 

I agree totally with @Alexander Felice that education leads to action. Continue to read, listen to podcast and educate yourself in every way possible and if you do that you will find the motivation 

that your looking for. 

Also also agree with the multiple people who have said you should start by getting rid of that debt. The Dave Ramsey book Money Makeover is a great place to start. 

Another book that i would recommend to really light your fire and open your eyes is "Rich Dad Poor Dad". 

Sounds to me Joshua that you are already on the right track, keep up the good work and good luck moving forward.

@Helen Kolton If you are serious about this property, you should pay someone to come out and look at the problems and give you an idea of how much things would cost! If the property has foundations issues I don't think I would go there, but that is entirely up to you! Good luck though and I hope everything works out for you!
