I am ready to move but want to put my house up for sell without expensive realtor fees. What sights are best for drawing attention to property and how do you weed out the nosey lookers? As a private owner, can I ask buyer for preapproval letter or verification of funds?

Current situation:

I have been buying a place for 2 years now. Real Estate bug has hit me and I am ready to make a move. I am looking to make extra income.

Not sure, what the best route is for me.

Is it better to sell and pull out the little equity of about 25k.

Then buy a rehab?

Should I buy rentals first?

What is the best method when you have limited funds. 25k is not alot.

I have thought about the option of renting out my current place but cashflowing $200 bucks a month freaks me out. Eventhough, I know that about $200 a unit is standard.

Advice please!
