There's a certain convenience to handing someone a card instead of punching in their info into your phone asking how to spell their name etc. Definitely still relevant.

Try qualifying for a loan, seek private money, ask the seller to finance for you, or simply wholesale the deal if the numbers work in order to build some capital.

Sounds like this will be a tough one for investment purposes. But if you're a licensed realtor maybe you can make something out of it by helping him sell it. 

My tenants pay all and it saves me time and I don't have to worry about the bills. Less paperwork for me. The city actually sends me a copy of their water bill every month so I know that they are up on their bill. If they don't pay I have a security deposit.

Put them in the living room if the ceilings are high enough. They make the room look and feel homier. I think most buyers like the idea of having a ceiling fan and they really aren't very expensive.

Whats the deal with all the "fix and flips for sale" signs? What is their agenda, because I doubt they need to advertise on bandit signs to sell a fix and flip in this market.

@Nazz Wang  Where are these properties located? I'm guessing your long distance land lording considering you're in SanFran. How is that working out so far? Great buys!
