Post: FHA loans and appraisals

We are currently trying to sell a single family home. Purchased 2 months ago at $40k. Listing price $75k. We did quite a few improvements. 

Our realtor said someone was interested and they were getting an FHA loan but thought they would have trouble with the appraisal since the value had gone up so much in 2 months.

I had never heard of this issue. I feel like they might have just said this to get a lower price. Im really not concerned about this house but if we do more flipping in the future is this an actual concern? And what can be done to prevent this problem?

If you do allow pets I think you should meet the pet or at least see pictures. We do not allow large dogs. I am currently fixing thousands of dollars worth of damage from 3 large dogs (before we purchased home)

You do need to think about smaller animals as well. My contractor was telling me about a bunny who chewed up drywall.

We also do not allow smoking in the house.

We are getting a 2 story property ready to rent. Previously the stairs were carpeted. We removed old carpet and found fairly decent hardwood. I think hardwood stairs are beautiful and carpet gets stained easily. My husband thinks wood stairs are too slippery and a safety risk. Anyone have an opinion or experience? Any other way to make safer? I've also found articles online that say carpet stairs can be unsafe.

I purchased a new rental house. It has a fireplace Im wondering what your policy is on these. Do you charge a cleaning fee if they want to use it? Does anyone tell them they cant use it? I haven't looked into the fee yet for a safety inspection and cleaning. It is wood not gas.

I have lived in Kansas my whole life I do have a basement now but most placed I lived have not. As far as a safety concern it's not an issue for us I've only seen a tornado once.

My husband and I have spoke about this as we are looking for properties. He is a home inspector and sees the problems basements can cause we would probably pick a home without a basement over one with.
