Hello all,

I'm just getting started out wholesaling, and I'm wanting to do some marketing but I want to do the most cost-effective solution I can. I've looked at ListSource and YellowLetters and I've got a database of about 150 probate properties that I scoured the county records for myself. My question is, my budget is about $200 (for now, it will be more later but I want to get out of the gate running) so what do you think is the best way to spend that given what I have?

Do you mean for assigning? In my understanding,  as long as you put "and/or assigns" after your name (or your company's name) it's assignable. Completely doable with the standard OK contract. That being said, it might not be the most "investor-friendly" contract out there, even with that addition. You might want to talk to another wholesaler in the OKC area and see what they use. What I plan to do (and feel free to copy me on this) is find a contract here on BP or elsewhere that's "investor-friendly" and have a RE attorney go over it, in exchange for doing all my closings at his or her title office (many title companies have attorneys and vice versa). 

The other side to that coin is that FSBO sellers will know the standard contract (they'll probably have printed up a few copies themselves) and if you come in with your own contract out of thin air, that looks nothing like theirs, they may be apprehensive and may even balk at you.

If I was in the OKC area I'd help you out, I'm in Tulsa though so that's not very feasible. I wholeheartedly agree with Hattie, assigning contracts is probably going to be the best way for you to proceed.
