I agree with Michael, but I also think it's extremely important to act as well. I got stuck in analysis paralysis before my first deal. I was so scared to get burned that I just sat on numbers for 2+ years.

Hello all,

I have an issue with a property that has termite damage, it's under contract and had its 5-year inspection done less than 6 months ago.  The termite damage occurred about 7 feet up the wall; which is an outside facing wall.  The termite company said there was moisture (they did the moisture reading after they sprayed a whole can of foam, not sure if it matters) in the wall so it wasn't covered because there was no visible trace of termites on the soil outside (there is a brick privacy wall that butts up to the house).  I'm curious if this is something that I should try to fight them on, and if I should - which route should I take? 

The owner of the termite company came out personally and said they would not cover it. It's not a ton of damage, so it shouldn't be that costly to fix it - but what do I have a termite contract for that doesn't cover termite damage? The location that they are saying they came in, should have been a treatable location in my opinion.

Looking for opinions if anyone has had a similar issue.  No moisture was found in the attic, which is the closest spot to where they were found.

Hello All,

I'm trying to use TenantCloud to manage my properties, however; I've run into an issue with "moving in" a tenant (or group of tenants).

I've already created a ticket with the TenantCloud group, but they haven't responded in over a week. 

The problem that I am facing is when I go to move a tenant in, (I have the contacts already created), after going through the "lease" process, once I hit create lease at the end - it just saves as a draft and does nothing. I've tried everything imaginable to work through this.  The big issue is that it doesn't seem like I can accept payment through Dowalla without combining a tenant to a lease as far as TenantCloud is concerned.

Anyone have any tips, am I doing something wrong?

This particular instance is a couple (man and wife) and a family member (niece).  The niece is going to the near-by college, and the husband is paying all of the rent. 

Additionally, if I were using tenantcloud - is there a way to run background checks on extra people on the lease without them "applying" for the property?

Hello BP,

I have a pretty simple question, do you guys require all persons over 18+ to be on the lease (I do), and do you run background / credit checks on all of them, or just the people or person paying rent?

 It may have been, honestly its because I was nervous about having pets in the first rental I ever rented out.  I set it to something that I thought very few people would pay unless they were really keen on living there. I didnt really want to rent to animal owners, but I didnt think I should rule it out completely.  However, $25-35/mo per animal in my area is fairly common.  Just the fact that I was asking for it up front was a little different. 

I think i'm going to scrap renting to pet owners all together and not have to worry about it.
