I agree, everything that I have looked into and all the people that I know and talk to on a regular basis say similar things. It's a tough market right now, you have to work twice as hard to make things happen.

@Blair Poleman - Thanks for the advice and the information. i appreciate all the information that I can get. I have found that right now Utah is very difficult to find deals because the  competition is so tight. I will keep grinding and hopefully land a few solid deals that can produce some positive results.

I'm a newbie to wholesaling but I have read on BP about the success of some people using RE agents to assist in getting deals under contract, as well as the overall benefit of having an agent that works with investors and wholesalers. Any thoughts on what the best way to go about finding the right agent? I seems like I could find myself on a wild goose chase waisting time.

I'm so glad that you posted that today because i was feeling that same way today. I have a property that I am getting ready to move on and talk to the owner and I'm not sure how to proceed beyond that point. This will be one of my first deals. I hope that you get the help you need, I'll be following this post closely.

I would agree with Bryce, Sugar House is really competitive I'm not sure you would find what you're looking for there. Travis also made a good point, Cottonwood heights and Murray have older homes with good potential for profit in the future and great neighborhoods. Another area that I might recomend is the Sandy area on the east side, good neighborhoods with potential. I would stay away from anything to the west of I-15, still a lot of growth going on, I don't think you would find what you're looking for.

I have just started in the real estate investing business as a wholesaler and my question is, how do you talk to a potential seller without making it obvious that I am new to the business and inexperienced, thus scaring them away and loosing the deal.
