Hi Dana, I googled the address and per The Bel Air website the address is 662 not 622.

I'm looking for a book or a website on commercial leasing that discusses actual experiences of property owners and brokers. A book or study that will answer questions like: What are the requirements of big businesses such as Starbucks, McDonalds, Panda Express, Mobile companies, etc., in leasing a properties? What are the arrangement when it comes to TIs, lease term, concessions, parking, etc? Who are the decision makers, the site acquisition manager of each businesses?  There are so many books discussing general knowledge on commercial leasing but it's somehow limited on actual owners/brokers' experiences with the industry whether it's for retail or office space. 

Is there a book, study or website that tackles actual commercial leasing experiences that you may recommend?  I appreciate your help. Thank you.

Thanks Juan for responding. I am looking for an intensive analysis of each clause/provision in the AIR leases (for my legal aspects class). I was able to find a website analyzing some clauses of a commercial lease but I can't find any materials analyzing the AIR forms.

Do you know any materials (website links or pdf formats) analyzing AIREA lease forms; gross, modified gross, NNN leases (multi and single tenant)?

I will for sure analyze the cash flow and every details of managing it. For the meantime, I want to look for the market that is worth studying for. Is it okay to ask how you explore the market here in Cali? Thank you Ali for responding to my post, I really appreciate it.

Hi Andy, thanks for your response. If I may ask, did you buy rental properties or SFRs? I'm just wondering if lenders are using same standards for owner-occupied SFR, plexes, and other multi-residential properties.

Hi BP community, 

My friends and I are planning to start looking for investment properties in Los Angeles and Orange county. I thought it would be helpful for me if I post a thread here to seek advices from you as to what market (particular area/district) in LA and OC are worth watching for duplexes, triplexes and fourplexes. We're looking for "buy and hold" properties. Thank you, hope to hear from you.

Hi Sean, I read on one of the threads here that it is hard for an LLC (especially for an LLC that will be set up for this purpose) to get a financing and that % of approval is low but thank you for your thoughts, I really appreciate it. I will research more on this.

Two of my friends are planning to buy a fourplex property in Cerritos, CA. One of them has a good credit rating, the other one had a foreclosure a year ago. Is it possible in CA to buy a property, get a mortgage under one person's name, then transfer the ownership to an LLC which is owned by that person and his friend? Will any lender allow that transfer? If not, what are the possible options for them to buy and finance the property with both of them as an owner considering the credit situation they have. They will occupy two of the four units then rent out the other two.
