i would like to know a good way to raise it also.  Im n a similar situation and thought about sending them an average rent in the area sheet and ask them to pay just under the average when the lease is up,which will be a $50 jump.  Second, if they've been there forever,  do u want to gamble a possible long term tenant but with low rent or higher rent with possibly a lot of turnovers? 

wow, thanks guys for the advice.  I just wanted a clear picture about what i needed to do and you all came with the windex! Lol.  People always talk about getting private money but never talk about securing it with the property 

sorry. Im trying to find private money through my friends and family. the goal is to buy the house with the money, repair it and sale or refi them out within 6 months. When they wire the money, does the title company automatically write up a deed of trust/not on their behalf?  I want to use the home as collateral to protect  their money

how do i secure private money lenders funds with the property if they are doing 100% funds at closing?

 On another note.  How do i secure their funds if it's just for the down payment on a loan? 

 I contacted one title company that claims they work with investors and they said they've never done this

had anyone tried using b2r financing?  Any other lenders loaning on properties based on the profitability and not ones credit or income?
