We are nearing the end of the month, and if I do not hear from him by Friday, I would like to show the unit again with the hopes of getting a new renter in on April 1. My only concern is... what if he calls me on March 5 and says that he is ready to move in and willing to pay all of March's rent? Am I obligated to rent the place to him?

I have a tenant that is set to move in on March 1, still he is not responding to my phone calls and texts. I am fairly certain that he will not be available to move in on the 1st and/or pay rent. As it stands now, he has paid a security deposit but no rent.

If he does not pay rent on the 1st, would I be able to immediately find a new tenant and keep in security deposit in lieu of rent for the month of March? I will not be able to find a new tenant until at least April 1.

I currently own 11 properties valued at approximately $1.5 million with only $250,000 in debt ($1.25 in equity). I have four mortgages among the properties, and I am finding it difficult to get financing on the purchase of additional residential real estate.

Can you offer lending suggestions other than traditional mortgages or high-interest loans?
