Hi Pauline,

I grew up in Baltimore and the $5,000 homes are usually in the toughest "hoods" and they can be right next to the best turn key neighborhoods. Baltimore has always had periodic waves of DC people who moving up. They typically don't stay longer than 1 or 2 years. It's a very different city than DC and can be hard for them to adjust to. I wouldn't rely on that for your calculations.

Best of luck

@Andrew Brink Welcome to the club. I look forward to seeing your journey.

@Rob Gribben Thanks for the welcome. I know Eastwood pretty well. I was thinking of starting closer to old Dundalk but I'll go where the deal makes sense. The rent averages is really helpfull

@Ned Carey   Thanks. I'm looking forward to coming to one of the meetups. I'm going to try to time my next visit to coincide with one or two.

I look forward to connecting with all of us MD investors. I'm including myself because taking action is my mission.

@Dmitriy Fomichenko

Thanks for the recommendations. I just set up some keyword alerts for my area! Looking forward to what pops up.

Thanks for the welcome and advice. I'm signed up for the webinar now . @Ozzy SirimsiIt's also good to hear about Dundalk's rent rates rising. I'll be sure to reach out for advice. Let me know if there is anything You all need as well.

@Tom Ott I'm going to check out the article right after my workout today. I'm here to learn.

Hello BP. I am a newbie investor living in Brooklyn. I have actually been a lurking member for a while now. I spent most of that time reading and learning. I am looking to invest in the Dundalk neighborhood in Baltimore County. It's where I grew up so I feel I know the area well. I'm looking at SFH and some of the small duplexes.

In the next few months I am going finish off saving my down payment and some extra funds so that I can acquire the first property around the end of 2017. I'm looking to use the BRRR method to build a portfolio. I'll need a lot of advice analyzing and moving past the paralysis part. My mom just bought her first house so I'm looking to follow her lead. The next time I'm in town I'm going to try to go to the BWI meet-up. Are there any other ones in Baltimore that you guys like?

I hope I can help you all with whatever you need as well. It's good to be here.
