However, I doubt that would make much of a difference. So, as of now my future is looking a bit grim at the moment for my REI endeavors if I am planning to stay in Southern California.

So my question is, what would be my ideal next step for house hacking in this expensive market? Based off of my knowledge I have so far, it seems like my choices are: 

  1. Find a partner to invest with to increase my purchasing power. From my understanding, we would still be able to apply for an FHA loan even if my partner does not reside in the property as long as I do. Please correct me if I am wrong.
  2. Find other non-conventional financing options. Since I am a newbie, I do not know too much about the creative financing options that are available. However, I do know that some smaller banks and portfolio lenders tend to be more flexible.
  3. Wait it out until I have a higher salary.

    Was wondering which one of the options is above would be the best given my current situation and goals. Also, are there any better options?

     Hey Kazuki,

    Although we're on opposite coasts, we're in very similar markets. MFRs here in NY are also in the 600-700K on the lower end. 

    When you get pre-approved for 300-400K, was this for a single-family or MFR? The reason I ask is because your lender will use 75% of the projected rental income for the property and apply it to your income. So if avg rent is $2,000/month, that'll put you at about $88K-98K/year in income. $700K might actually be doable.

    If not, I'd recommend looking into Single-family properties that have an accessory unit i.e. mother/daughter properties and properties with a basement or attic apartment.

    Lastly, as you mentioned, if you have someone close to you who is like minded and has similar goals, partnering up to purchase a house-hack could work. Assuming you're not married and don't have kids yet, perhaps you can share one of the units with your partner, significantly lower your current cost of living, save tons of $$ each month, rent out the 2nd unit, and refinance in a year or 2 to move onto the next deal.

    So, in my pre-qualification application they actually did not require to me to specify whether the property was single-family or MFR. However, when I spoke to the lender they said they do not take into consideration any potential rental income (Chase Bank by the way). I will shop around to find a bank that will consider that factor then.

    Also I like the single-family + accessory unit idea! That sounds the most realistic for me at the moment. And if all else fails, I'll find a partner.
