This is such a fascinating discussion! I have also wondered about the pros and cons with both single family and multifamily homes. I think the point about multifamily value being determined by rental income is such a good point! My question is does that start with commercial multifamily 5+ units? Or does that hold true with 2-4 units as well? @Paul Choi

@Thomas S. I agree! I feel like side by side multifamily would be ideal, although they might be a little harder to find. The other problem with basement units besides noise is the lack of natural light coming in. Those units usually just feel darker.

Thanks for the reply! I appreciate the advice. I have tried to analyze lots of deals, and it is hard to find them with much cash flow after all of the expenses are accounted for. I found a great real estate agent through a BP meetup that works almost exclusively with investors and is very familiar with rental properties. He is pretty conservative and has encouraged me to stay away from some of the properties I've been interested in for various reasons. I agree that I don't want to just buy for appreciation! I am trying to pay more attention to the different parts of Greeley, and I'm realizing that some of the properties with better numbers are in neighborhoods I wouldn't want to live in. Thanks for the good wishes! We will probably need some luck. :)

@Dan Mackin  I can definitely see what you mean! Greeley is much more reasonable than Fort Collins and some other cities, but some multiplexes are overpriced I'm sure. I am analyzing deals as best as I can and if we don't find a duplex that makes sense as a rental around the time we want to move we will definitely consider a single-family home. Thanks for the tip! 

@Dan Mackin We are trying to keep around the Greeley area since my husband works here. We are open to looking in surrounding areas although a short commute is very important to us! What are some of the complications you have seen in Colorado?

Hello all!

My name is Kaylee, and I am pretty new to the forums although I've been listening to the BP podcasts for a few months now. My husband and I recently moved from Utah to Colorado. We are waiting for our rental lease to end to buy our first property—hopefully a multifamily house hack (if we can find one that makes sense)! I am very interested in buy and hold rental properties. Our plan is to buy a small multifamily with owner-occupant financing then buy another property to live in after living there for one year. I am excited to learn more from the forums and continue to learn so much from the podcasts and webinars. I hope to connect with other local investors although I've already been lucky to connect with a great real estate agent (also an investor) and lender who has worked with investors.
