Hello,

Does anyone have any HUD subsidized multifamily units, and or have information on going about getting HUD subsidy for affordable housing?

@Trevor Dominique I think the gate being replaced/repaired would be of value to most residents even one without a pet it could also been seen as a safety and security issue. If she doesnt renew then increase the rent on the unit turn, if she does renew you could also increase the rent on the renewal to help recoup the cost.

@Kay March at that point the tenant has broken the lease right? so do you have a clause for that?

@Jim Stanley have you verified that they can afford it?

@Mike Dymski charge it back ro the tenant ledger, and tenant must provide account numbers of established utility service. If its is plainy stated in the lease of the agreement for tenant to pay then I would not take next month rent payment without the water bill included. Also send them out a billing statement for the utility.

@Mel Park missed- enforing the lease policy and proceedures which in turn has an effect on retention and maintenance/ wear and tear of the property

@Humble Wellington typically you want to offer lease renewals and rent increases within 60 days prior, however this person is not in a lease months to month mean the terms can change at anytime bc really no term are in place.

@Lam N. It is true what you said about tenants being well informed those are the best tenants, there is a pretty huge literacy issue with a lot of people I do see it a lot with section 8 and low income tenants, I do try to encourage, educate and inform my residents some want it and others don't it can be a lot to deal with im in full agreement with that most days I feel like a therapist or guidance counselor but my market residents are no walk in the park either and the fact that they pay full rent keeps them in denial about their literacy and or mental issues
