@Denise Evans thank you so much for the response. Answering your first question on whether it was legally abandoned or not is hard for me to answer like you said as it could really only be answered by the owner. I will say, which is speculation, that I do not believe the owner has any interest in returning to the property. It has been unoccupied for 11 months, no power, no one checking the mail, and no HOA dues paid. Unfortunately, I have no idea how to even contact the owner as the only address I can find for the them is the property we now have interest in. Is it silly to think I could send the owner a letter to the address we have so if the owner has mail forwarding it would go wherever they are now?


When it comes to preservation improvement definition, thank you for your insight! That’s up the alley of what I was thinking!

Hi all!! I am in Alabama and was wondering if someone come give me examples of said “preservation improvements”. We recently acquired a tax certificate on an unoccupied condo. Upon entering the property, we have found that the hot water heater does not work, the flooring is all buckled up, the countertops are falling apart, no appliances, and the A/C Heat unit is not working. I would like to get this place rented out and would need to replace/repair all of those things, but I’m curious if that is considered preservation or not? Thanks so much in advance!
