Weird niche question for those of you in Hawaii, but what is the septic situation out there like? I've heard that most of SFR's are still on cess pools, but I wanted to hear from native Hawaiians on what they thought about the situation for the state as a whole.

I am in California and we are mostly on municipal sewage, so I was wondering if there were any issues/things to look out for when investing in Hawaii.

No that's great information thank you! If I may ask, how do you get funding for your endeavors? I'm looking to hit the ground running but I don't have capital to play with. Looking for any creative ideas!

Hey yall! I am looking to make my first deal and I was wondering how to get the best deal when looking for funding. Please poke as many holes in this plan, but having just graduated college and having no money, I am turning to a HML for the down payment (20%) of the loan. The rest will be through a traditional mortgage bank.

Given the above knowledge, would I get a better deal for the HML and the Mortgage through an LLC or putting it in my name and transferring it to the LLC once some time passes?

Irvine is huge down here with tons of development. There are some older houses in West Irvine that could use some fixing up and with the Irvine Company's planned urban development, the Real Estate here is always appreciating.

Tax Title Services also covers CA among other states. They charge about 2k for search and title insurance.

Let me know you're are in the area and I would love to meet up and pick your brains. I think the first steps are to incorporate and there are a few fourplexes in CA that I am looking at to live in and start the process. I have participated in Florida tax deed sales as I have been through courses for that so as those happen during the summer hopefully I can pick up a few properties that way as well. Any thoughts?

@Archie Robb Definitely out of state. I am thinking Arizona/Nevada/Texas. I also have contacts in Georgia and the northeast. Anywhere really as numbers tend to determine that. I really don't mind where as long as the numbers look right, and I can start something. Really itching to get going.
