Hi All!

I'm in search of a short-term rental manager to help oversee a packaged deal of 4 units, which have been split into about 8 short-term rental listings. If you're interested in taking on the full package, you must show previous experience in managing STR or MTR. Please note some of these are host live-in units so you would be taking on the 1BR Listing on Airbnb.

Alternatively, I'm open to working with someone new who's interested in real estate and is looking to get started in arbitrage. Please note the property is in an urban area on the outskirts of a gentrified neighborhood. It has been successfully operating as a STR since 2018, so this hasn't been an issue, but you will need to be prepared for managing the dynamics that come with the location.

I’m looking to offload the responsibility as my 9-5 and other part-time business are increasingly taking more of my time. I’m happy to be a reference point or soundboard if anything arises, but my availability to physically go to the properties is extremely limited. Looking for a mortgage lender that has experience in using projected rental income to help qualify for a mortgage. Purchasing in Mississippi or Louisiana.

You are able to include future rental income for an FHA loan, but the guidelines arounds this can get a bit tricky. Here's a few things to keep in mind:

  • FHA loans must be occupied as a primary residence. If you are planning to live in one unit of a multi-unit property, an FHA loan can be a great way to finance with a low down payment.
  • FHA guidelines require the lender to complete HUD form 92561 to determine "Self Sufficiency Rental Income Eligibility." This refers to the rental income produced by the property above the Principal, Interest, Taxes, and Insurance (PITI).
  • If you are buying a 3-4 unit property, you will need to have additional funds to meet the reserve requirement, which is typically 3 months of PITI. This requirement is in place to ensure that you have enough funds to cover any unexpected expenses or vacancies.

Hi Jessica!! Thank you for your reply. Are you familiar with forms other than the HUD 92561 form? I came across this article yesterday that states 2 different forms.


"You must supply:
An appraisal showing fair market rent. The appraiser must use Fannie Mae form 1025 or Freddie Mac form 72.
Leases, if available from current or future tenants.
The lender may use 75% of estimated rent per the appraisal or actual rents, whichever is lower; it can also use the amount reported on the operating income statement if one was completed."

Hi all! I am looking for connections to a lender that will use projected rental income as a portion to qualify me for a FHA mortgage. This is allowed under Fannie Mae guidelines but I am having a hard time finding someone who is familiar with this method.

Hi all!

So the property right next door to me is undergoing foreclosure. Today, it was auctioned by auction.com on the local court house steps. There was no bidder! Any tips and advice on what I can do now?? I've read that the property goes back to the bank, but is there a way to obtain it before it hits the local MLS?
