What if the property is a vacation rental condo? Also, any suggestions on mortgage lenders that offer this lower down payment?

I am looking to purchase a vacation rental property in SC. This will be my first purchase as a home buyer but will not be living in it. Any advice on where to find mortgage lenders that only require a less than 20% for a down payment?
