And check to see why your front-end closing costs are so high...25% of $215k is $53,750. Between title insurance, title fees, pro-rated taxes, appraisal, insurance, origination, etc it shouldn't be $10,550. Unless you're paying points on the front end...?

 Just curious about your comment regarding the lender.  I was considering using a hard money lender.  I have met with one and I thought the terms she laid out was I had to come up with the down payment (which is why I assumed 25%) and she would lend me the rest at 10% interest only with 2 points at closing.  Does that sound right?  Sorry for the noob questions lol

Thank you for your input.  I did pass on this deal. Being that I have not done a deal yet I tried to go high on all my expenses to cover for anything that I may not be thinking of.  I did use the BP calculator but I probably did something wrong.

Hi All, I am new to investing but I have been a contractor in Connecticut for 26 years now. I am determined to close on my first deal this year. I am leaning for a fix and flip since I am very comfortable with the construction side of things. I do not have a ton of capital so I would have to use a hard money lender, (who I have already met with). I am considering using a HELOC to cover my skin in the game. I would prefer to find a partner/investor, but I have not been unsuccessful so far. I feel like this is the best option available right now. Any thoughts or suggestions to doing this?

 Sorry, I posted this accidentally, but since I can't figure out how to delete this post I would be interested in any feedback.  I have not closed on my first deal yet but I am hoping to do so this year.  I am considering this property.  Did I make any mistakes in my analysis?  Is this a deal you might consider?  Thank you for any constructive feedback.  Sorry for the noob mistake!
