Hey yall! I have one LTR that I do plan to leverage to purchase my next property, but I am really looking to find hard money lenders/investors to help fund future deals. I would like to buy multifamilies with some help or figure out the best way to raise capital as quick as possible. Any and all advice is appreciated!

Quote from @V.G Jason:

If you're looking for a short-term option for cash flow, don't invest in physical hard assets that'll require more than you want and deliver likely less without years in it. Go buy debt instead and get a return.

Hey there! what are you meaning by don't invest in physical assets and go buy debt instead? lol, sorry I feel lost!

Congrats on the long-term rental Kaycie!

Maximizing for cash flow over the next two years will create a different strategy over maximizing cash flow over the next 10-20 years.

I'm not a fan of STRs as Houston is super saturated but they do create more short term cash flow.

If you're looking to maximize cash flow for the next 10-20 years buy a few solid properties in Katy, Cypress, Spring, etc. where there are great schools and affordable rents.

Best of luck!

Hi! Thank you so much..I LOVE those Houston areas. I will certainly look into those areas.

Have you considered investing out of state? We've seen a large influx of out of state investors in my market over the last couple of years ... and for good reason too!

Hey! Yes I have def  considered but I would like to stay within a 4 hr radius right now since I'm very new to it, unless you can convince me otherwise. Any advice on managing out of state rentals and/or rehab projects?

Hi Kaycie, I BRRRR'd a short term rental (triplex complex) in Houston. Would love to connect and I can share the details. It's very possible! Since I didn't have a lease in place, they used LTR income comps for the refi

Hi! Absolutely…would love to connect and pick your brain :)

Hey yall! I just turned my first house into a long-term rental and bought another home to reside in. Im looking to purchase my next rental within the next 6 months. What advice would you give me for my second rental? Im torn between BRRRing a long term locally in my area or investing a little more in a short term out of area(College Station, Austin, New Braunfel area). Do yall BRRRR your short terms or just buy mostly updated? So many questions flood my mind on which route to take next! My goal is to get as much cashflow coming in as possible within the next 2 years before entering motherhood. I Would also love to meet up with some investors in the Houston area as well to help find a great team of people to work with. Any and all advice would be greatly appreciated!
