I have a 7 acre MHP in Georgia, it is a cash  cow. It took a lot of money and work to get ut there,  however 

I was just out in Rome on Monday evaluating a 12 unit MF complex and some other properties.  I"ve been investing in the "Y" of Atlanta and some of the more rural areas with good success.

Nathan, I can provide some perspective.  How successful you'll be depends in part on the condition of the property today, what material defects exist, and remediation and improvement will do to the value.  I own several investment properties in Atlanta and some have appraised better and faster than others.

I am trying to figure out how to receive rents via WIPS, does anyone have experience with this?  

I recently found out about an apartment complex that was using WIPS as a form of payment.  It is a service where tenants can go to a Kroger or Wal-Mart and pay their rent.  Has anyone set this up for their own rentals?  If so, how?  I haven't been able to find a way to get this setup for my properties, thanks. 

I agree with just about everyone else that's posted.  The simple fact of filing a dispossessory will do enough damage to this former tenant.  Defamation can get you in trouble, or more importantly ruin your reputation.

Hello everyone!

I"ve been looking to find viable small apartment complexes to buy, and recently found out about Costar, but it is super expensive!  I found this site doing a google search called reonomy, has anyone used or heard of it?  

I"m not keen on paying $4800 a year for Costar, just saying!
