I live in ATL and flying to Miami today for the next three days to look for real estate.  Any suggestion for a good area? My budget is about 150K per house/door.

Thank you very much all. I value the insights and guidance you all provided. No doubt this would help a lot of other folks too. So, I did some research and came up with this:

  • I cannot buy STR in 31 Miles from Coastline
  • Average property with 2 Bedrooms/1.5 Bathrooms would cost me around 150-180 K the in Quintana Roo area
  • After all the expenses my return would be between 8-12 %
  • I would be able to make a trip once a year on my property without paying anything from my pocket.
  • 30 % tax that I would pay in Mexico which would be written off in my federal tax here
  • The best approach is to find the area> find the property> find the listing agent and deal with them

Not sure if I am missing anything. I would love to buy property by the beach through trust and may try that option too

Sorry, I am completely new to buying properties internationally, I am not sure how do I get a list of real estate that is on sale? Currently, I am interested in Tulum area, as you mentioned in one of your forums, not going for downtown or hotel zone areas of Cancun.

I am looking to buy STR in Mexico and I heard you cannot buy properties 54 miles from the coast. In that case, would you buy something on the beach for STR? Has anyone figured out logistics such as cleaning/maintaining property and such in Mexico? I have properties in Atlanta GA (LTR) and this is my first venture outside of USA. After reading some posts, it seems Tulum is one of the best places to buy STR properties. Any help/suggestions would be appropriate. Also, does anyone know any reliable broker that I can contact for that?

My name is KP and I live in Atlanta GA. I have some long-term rental properties in Atlanta and looking to buy some STR in Jacksonville FL. I have seen your post on bigger pockets and that helped a lot of people I noticed. I have a couple of questions and hope you help me with those. Do you have some sort of spreadsheet to calculate/estimate P&L before you buy STR? I just want to know how I calculate the price that I am paying for the house and how much an average would I make of the property.
