@Bill Plymouth I understand wanting to take the business when you’re just getting started but every deal should be the right fit for both the realtor and seller. I’d consider referring this to another agent that is comfortable with the normal commission structure your seller is likely expecting. Best of luck!

@Kristin Zajac I second this. I pulled data for my own properties on Mashvisor and found them to be very incorrect. AirDNA has been a better source of information. It’s not cheap but well worth it. They’ve finally started to incorporate HomeAway data as well. There is another called See Transparent that I’ve heard good things about.

@Ryan Riches I live in Texas and have investment properties in Crested Butte, CO and Killington, VT. It’s doable but a job in itself finishing the right people to help when you aren’t there. Given your location, I’d go with your house hacking plan. It’s a good place for it.

@Andrew Neal I’m a realtor and very much appreciate the value of quality, professional photography. I live in Houston full-time and can easily get a photographer out within a day or two for around $150 (more for larger home or drone shots). In cities where that is the case, I’d assume the value of your trade is the market value of the photos you’d provide. Offer it to hosts whose nightly rates are equal too or less than that amount. I have a property in a small ski town in Colorado. It took me forever to find a good photographer then took even longer for him to get around to taking the photos. I would have gladly traded a night there worth more than I’d normally pay for photos just to get them done.

Also, get a smart lock. I have one connected to my Nexia hub and can add and remove door codes for each guest from my phone. I have a ring doorbell pro too. I can always go back and check the feed if there’s a problem.
