@Brooklyn Wright. It’s difficult to be cash flow positive in the Bay Area. You make money through appreciation. For example I bought a 3 bedroom single family rental in San Jose for $540k in 2012. Zillow/Redfin value it now at $1.3m. I bought a duplex in 2017 for $1.1m and it’s at $1.5m now.

Don’t think it makes a difference here in the Bay Area. Tenants own Lexus etc. and I drive a Porsche Cayenne.

Bankruptcies in the San Francisco Bay Area has begun. The next 24 months is going to be rough. I am an industry analyst by profession and am closely tracking the macros. Doesn’t look good.

Post: Tenting for termites, or Orange Oil treatment?

I would not take any chance with termites.  Treatment of drywood termites with orange oil IMHO is not sufficient and expensive.  I had the same question and after doing some research, I decided against orange oil treatment for drywood termites.  Sub-termites need to be treated separately.
